My outdoor spigot or yard hydrant will not shut off all the way.

On a spigot, the washer or the valve seat is usually worn, and a new washer or a replacement spigot fixes it. How long should a water heater last?

A standard tank usually lasts somewhere around eight to twelve years. Hard water and well water wear them out faster, because sediment settles in the bottom and the tank works harder to heat through it. Rust colored hot water, rumbling sounds or moisture around the base are signs it is near the end. Draining a little water from the tank each year helps it last.

My toilet runs on and off by itself.

That is called a phantom flush, and it usually means the flapper at the bottom of the tank is leaking, so the tank slowly drains into the bowl and refills. Put a few drops of food coloring in the tank and wait twenty minutes without flushing. If color shows up in the bowl, the flapper needs replacing. On a well, that small leak also makes the pump cycle all day.

Where is my main water shutoff?

Find it before you need it. On city water, it is usually near the meter at the street, with a second valve where the line enters the house. On a well, the shutoff is typically at the pressure tank, and switching off the breaker for the pump stops the water as well. If you cannot find yours, or it will not turn, we can locate it and replace a stuck valve.
