My well water leaves orange stains in the sinks and tub.

That is iron in the water, and it is common on well systems in this area. It is not usually a health concern, but it does stain fixtures and can build up in pipes over time. Do I need a sump pump if my yard floods near the lake?

It depends on where the water is actually going. A sump pump helps when water is getting into a low spot inside the house, like a crawlspace, but a yard that floods and drains on its own often just needs better grading or drainage rather than a pump. I got to see everything before it was replaced in my attic. They were very thorough in explaining to me what needed to be done and why my house wasn’t holding cool air. I opened up a can of worms and luckily they know what they are doing. I had a solution in minutes. It’s a pricey procedure but good air quality and a efficient electric bill is very important.
