How often should I rinse the salt off my outdoor unit?

If you can see the Gulf or the harbor from your yard or balcony, a gentle rinse every month or two helps a lot. Turn the power off at the disconnect first, use a garden hose with low pressure, and spray from the top down without bending the fins. Farther inland, a rinse in spring and fall is usually enough. A maintenance visit is the time for a full coil cleaning either way.

Does a beach rental need more maintenance than a house I live in?

Usually it does. Rentals run hard, guests set the thermostat low and leave doors open, and nobody notices a slow drain or a weak capacitor until it fails in the middle of someone’s vacation. Two visits a year is the minimum we recommend, and some owners add a check between seasons. A failure during a booking costs a lot more than a tune-up.

What happens if I skip maintenance for a few years?

Nothing dramatic at first, which is why people skip it. Then the coil gets coated with salt and dirt, the capacitor weakens, the drain line fills with algae, and the system runs longer every summer to keep up. Eventually something gives, usually on a hot afternoon. Most of the expensive repairs we see near the coast started as a small problem a tune-up would have caught.

Why does my condensate drain keep clogging?

Warm, damp drain lines are a perfect home for algae, and Clearwater humidity keeps them wet most of the year. Long drain runs in condos and lines without enough slope clog even faster. We flush the line and check the slope and the trap on a maintenance visit, and an access port on the line makes it easy to pour in a cup of white vinegar between visits to keep it clear.

I got to see everything before it was replaced in my attic. They were very thorough in explaining to me what needed to be done and why my house wasn’t holding cool air.
