Why is my toilet tank sweating?

In a humid Florida summer, the cold water filling the tank chills the porcelain, and the warm, damp air in the bathroom condenses on it, the same way a cold drink sweats. The drips can rot the floor and the subfloor around the toilet over time. Running the bath fan, keeping the house drier and an insulated tank liner or a mixing valve all help. If the water on the floor is coming from the base or the supply line instead, that is a leak, and we can find it.

Is it worth fixing a dripping faucet, or should I replace it?

It depends on the faucet. Many drips come from a worn washer, O-ring or cartridge, and on a good-quality faucet that is an inexpensive repair. On an older or bargain faucet, parts can be hard to find and the body itself may be corroded from hard water, so a new faucet often makes more sense. We look at what you have and tell you which way is the better use of your money.

My toilet gurgles when I run the shower. What does that mean?

It usually points to the drain vent. Every fixture needs air from a vent pipe that runs up through the roof to let water drain smoothly. When the vent is blocked by leaves, a nest or debris, or the drain line itself is partly clogged, draining water pulls air from the nearest toilet instead, and you hear it gurgle. We check the drain and the vent and clear whichever one is causing it.

Who is responsible for the water line between the meter and my house?

In most cases the utility owns and maintains the line up to and including the meter, and the line from the meter to the house is the homeowner’s. A leak on your side of the meter shows up on your bill, so it is worth acting on quickly. If you see a wet spot or hear water running near the meter box, call your water utility first to find out whose side it is on. If it is on your side, we can repair it.

I got to see everything before it was replaced in my attic. They were very thorough in explaining to me what needed to be done and why my house wasn’t holding cool air. I opened up a can of worms and luckily they know what they are doing. I had a solution in minutes. It’s a pricey procedure but good air quality and a efficient electric bill is very important.
