Why is my older home with high ceilings hard to cool?

Sealing leaky ducts and adding attic insulation often save more than people expect. A tune-up that cleans the coils and checks the refrigerant charge helps too. My home inspection says the AC is near the end of its life. What should I do?

Inspectors usually go by the age on the data plate, so it is worth having the system actually tested before you decide anything. Some older units still run well and just need a cleaning, while others are on their last legs. We can give you a straight read on its condition and, if it does need replacing, a price you can use in the sale.

Can you still work on older equipment?

Usually, yes. Many parts on older systems, like capacitors, contactors and motors, have universal replacements that fit just fine. The real limits come with discontinued control boards and old R-22 refrigerant, which has become expensive. I got to see everything before it was replaced in my attic. They were very thorough in explaining to me what needed to be done and why my house wasn’t holding cool air. I opened up a can of worms and luckily they know what they are doing. I had a solution in minutes. It’s a pricey procedure but good air quality and a efficient electric bill is very important.
