The duct under my manufactured home came loose.

That is more common than you would think. The crossover duct between the two halves of a double wide, or the connection at the unit, can sag, tear or pull apart, and then you are cooling the space under the house instead of the rooms. The signs are weak airflow at the far end of the home and a system that runs longer than it used to. We reconnect and seal it, and we check the rest of the belly while we are under there.

My thermostat screen went blank.

Start with the batteries if it uses them. If that does not bring it back, the thermostat may have lost power from the system, which often happens when the float switch trips because the drain line backed up, or when a fuse on the control board blows. That is the system protecting itself, so do not bypass it. We find what tripped it and fix the cause, not just the fuse.

Water is dripping from my ceiling vents.

That is usually condensation. When cold air runs through a vent boot or duct that is poorly insulated, or the attic is very humid, the metal sweats and the water drips through the grille. It can also mean the system is running too cold because of low airflow. Left alone, it stains ceilings and can grow mold, so we look at the insulation, the duct connections and the airflow together.

I think something is living in my ductwork.

Out here, it happens. Rats, squirrels and even snakes get into attics and under homes, and they will chew through flexible duct and the wiring to the unit. Noises in the ceiling, a bad smell from the vents or a sudden drop in airflow are the usual clues. We find the damaged sections, replace or seal them, and point out where the animals got in so pest control can close it off.

I got to see everything before it was replaced in my attic. They were very thorough in explaining to me what needed to be done and why my house wasn’t holding cool air. I opened up a can of worms and luckily they know what they are doing. I had a solution in minutes. It’s a pricey procedure but good air quality and a efficient electric bill is very important.
